Kingsmill on the James is one of Williamsburg Virginia’s original golf communities, but golf isn’t all it offers. People of any age range and lifestyle can fall in love with the Kingsmill lifestyle. Amenities like pools, tennis, playgrounds, and plenty of outdoor hiking/walking trails make Kingsmill a great neighborhood for an active lifestyle.
Built on 2,900 acres the subdivision includes 2,500 homes and lots of all shapes and sizes – from townhouses to single family homes, villas, condos, and waterfront lots on the James River; there’s a home in Kingsmill suited to any type of lifestyle.
Of course, in Kingsmill, you’ll also have access to all the amenities that make Williamsburg a popular place to live, shop, eat, and explore – including proximity to some of the best restaurants in Hampton Roads, Busch Gardens and Water Country, U.S.A., The College of William & Mary, shopping at boutiques, outlets, and historic Colonial Williamsburg.
Kingsmill has expanded to include the 400 unit Kingsmill Resort & Spa in addition to its original plan intended as a golfing community. Residents can choose to become resort members to gain access to golfing, a tennis club, restaurants, and a full-service marina.
Kingsmill on the James homes
Though Kingsmill is one of the more exclusive neighborhoods in Williamsburg, that doesn’t mean it’s unattainable. There are townhomes and condos from the upper $200s and buildable lots from the mid $100s. For those with a bigger budget there are options up to the $2 million price point.
Within Kingsmill there are several smaller neighborhoods with different selling points. Homes here can offer incredible views of the fairway or the James River and others have Colonial charm. Newer homes have a more modern exterior and open floor plans. The luxury and privacy of Kingsmill is highly desired.
Like anything else the options, amenities, and location affect pricing– but if you want the Kingsmill lifestyle there’s a home perfect for you.
In fact, that’s one of my favorite features of Kingsmill. In so many other premier access neighborhoods the houses are all lavish and huge; there are no smaller homes for people who don’t need 4500 square feet. Just because you want more high end features in a home it doesn’t necessarily equate to an enormous house! Kingsmill has lots of 2 to 5+ bedroom options so that you can have the luxury home you want that fits both your needs and your budget.
There is also the added benefit of gated access and security guards at each access point. Certain more exclusive neighborhoods within Kingsmill on the James, like Jeffersons Hundred, have additional gates to provide extra privacy to residents and their guests. If you value privacy and exclusivity, then Kingsmill on the James might be just the subdivision for you.

There are many single family homes built on 1/2 acre lots (or larger) and the community is committed to maintaining the green space throughout. However, none of the homes are built in a way that the natural beauty of the landscape is not visible.
Approximately 40 percent of the land has been earmarked as green space. All the utilities are underground so that your views are unobstructed and service is less likely to be interrupted by storms. Immaculate gardens and beautiful natural landscapes abound in Kingsmill and it is intended to stay that way.
Lots in Kingsmill are available and they are continuing to build, but you don’t need to worry that a house will turn up three feet from the side of your house. Kingsmill has a very regimented application process that keeps the continuity of the exterior look and spacing of homes within the neighborhoods.
Kingsmill Condos
There are plenty of low maintenance options; consider a condo or a villa! In any case, a home in Kingsmill on the James comes with views of beautiful landscaped and natural green spaces – but that doesn’t mean you have to maintain it yourself!
These villas and townhomes have smaller lots that require less groundskeeping to do, the condos offer common green space and require no lawn maintenance. There’s no reason to be chained to your lawnmower or an expensive landscaper to maintain curb appeal. You can use the money (and time) that you save to join the resort community and spend your time boating, golfing, or swimming instead.
Kingsmill on the James Architectural Styles
The influence of Colonial Williamsburg is very noticeable in some Kingsmill neighborhoods.
Though none of the homes in Kingsmill are truly “old”; the development was started in the 1970s by Busch Properties to offer upscale living in line with the history of the surrounding area. The Quarterpath Trace neighborhood has a certain aesthetic we’ve come to associate with Colonial Williamsburg; close proximity of the homes, small garden style yards and colonial style architecture and cedar roofs abound in this neighborhood.
Tutter’s Neck and Whittaker’s Mill neighborhoods are a a better fit if you are looking for more space with Colonial feel. Those neighborhoods have some larger brick and sided colonial-inspired homes, winding streets and some homes nestled in the wooded areas- it feels like it’s only a short carriage ride away from Colonial Williamsburg. Colonial, federal, and saltbox style homes are some of the era-inspired architecture seen in the area.

Kingsmill on the James is a super active community. Within the community itself there are restaurants, bars, and a coffee shop, outdoor pools and a full service marina, plus 3 golf courses, a spa, tennis and trails, biking, fishing…
There’s a lot to do in Kingsmill.
The homeowners association encourages residents involvement in the governance and maintenance of the neighborhood as well as to participate in various social clubs. For young families, there are playgroups and other organized activities, plus a swim team. For adults, there are also clubs for gardening, golfing, needlepoint, and other specific interests. It’s definitely a community that reaches out and brings you in.

If golfing is your thing, you’re in the right place. Kingsmill boasts three of the best golf courses (the River, Plantation, and Woods courses) on the East Coast, and a total of 63 holes along the picturesque James River. Kingsmill courses and Kingsmill Resort has hosted the LPGA tour for many years in the past.
Amateur golfer? Looking to brush up on your stroke? Lessons are available, both in the “golf academy,” as well as private instruction. There are also several tiers of membership for any skill level and budget.

The Marina at Kingsmill
The Marina at Kingsmill offers 90 permanent and 15 transient boat slips and can accommodate boats up to 80’ in length, so there’s plenty of room for your entire family and your boat, too. The marina offers dockside fuel, a boat ramp, and power and water connections. Just off the boat? You can stop in the bar and grill for a snack or a drink before you head home to clean your catch.
Don’t own a boat but love being on the water? No problem! The marina offers kayak and jet ski rentals, pontoon boats, paddle boards, and fishing equipment. Take it a step farther and charter a fishing expedition – boat, license, and everything included to get out on the water for your own fresh catch!
With four temperate seasons, there’s plenty of time for enjoying life on the water whether your love is sailing, fishing, or just cruising. You’ll find that there are many opportunities in Williamsburg.
